You are receiving this billing and newsletter because you are a property owner within the confines of Chalet Village (this includes but is not limited to Alpendorf, Tyrolea, Chalet Village North, Big Valley, Bavarian Ridge, Ski Road Properties and several other smaller ones). If you rent your property on an overnight basis, it is mandatory that you pay the overnight rental amount for your property.
MESSAGE FROM OUR PRESIDENT
If you are like most, 2020 is a year that most of us would like to forget. So many of us lost loved ones, we had loved ones with life threatening health issues, and we were financially impacted. Your board made the decision to cancel our St Patrick’s Day Party, Annual Owners Party & Octoberfest Party. These were mandated by the City and we had no choice. Your safety and the safety of our employees will always come first.
Your Owners Club did the best we could in these uncharted waters. Our pools were busy, and we had an 18% increase in owners and guests using our facilities. Gatlinburg is without a doubt a Vacation Destination and will be into the future. Property values have skyrocketed and, in my 25+ years of being a property owner this is almost unimaginable.
December 2020 brought snow and we have had cold temperatures ever since which enabled Ober Gatlinburg to have a great opening for their Winter season.
Several years ago, our first President (Stan Johnson) of Chalet Village Owners Club wrote a very passioned letter for our newsletter. The title was “You Made The Choice” and it talked about our By Laws, Covenants & Restrictions. Our past CVOC boards have made the decision to never let the actions of a few jeopardize your Association. If you own an assessed lot or own an overnight rental you are required to pay the usage fees. If you do not, we will place a lien on your property and if necessary, we will take whatever means necessary to collect a debt you owe. Afterall you made the choice….
That being said, 95% of our Owners “Do The Right Thing” and pay the usage fees. Have you ever thought about how much value the CVOC Properties add to the value of your property? A local realtor told me it was at least $50,000-$75,000.
Overnight rentals are the “Lifeblood” of CVOC. We appreciate you and thank you for paying your usage fees.
If your water is provided by the City of Gatlinburg, you should consider signing up on the customer portal, https://www.gatlinburgtn.gov/news_detail_T6_R95.php
The service is free, and you can monitor your water usage and set alerts to notify you in case you have a water leak, or a burst water pipe. This is for water service provided by the City of Gatlinburg only. I have reached out to Tn Water Service and hopefully this is something they can implement in the near future.
Wishing each one of you GOOD HEALTH and a GREAT 2021.
Sincerely,
Patrick Potter, President

CLUB NEWS
To say 2020 was an unusual year for all of us is an understatement. We all have had anxious moments from the first time we heard the words Covid-19 and worldwide pandemic. The Owners Club has been no exception! We made many changes, as most businesses did, to operate under extremely different circumstances than any of us have faced in our lifetime. Even with limiting our pool attendance, at any one given time, to 50% of our normal capacity we finished the pool season with over 26,000 owners and guests using our facilities. We opened our pools in late May for guests and our last day at the South pool was September 27th. We only allowed guests inside the clubhouses to use the restrooms. Everything seemed to work very well. Most people were just glad to no longer be cooped up at home. After most businesses reopened, our area in general seemed to actually be busier in 2020. This was probably because most people chose to drive to their vacations instead of flying.
As we prepare for the upcoming 2021 season, we would like to remind our owners that the North Clubhouse Tennis Courts are available to use year round. They are accessible from the parking lot located at the back of the tennis courts on Chalet Village Blvd. during the Winter months when the pools are closed. The South Clubhouse Tennis Courts are only accessible when someone is in the office Monday thru Friday, during the off season while the pools are closed. Until further notice, our exercise room and game room at the South Clubhouse remain closed. You can call the club office at 865-436-4440 to verify the office is open. If you are on Facebook, we have an owners only Facebook group that you can request to be a member (CHALET VILLAGE OWNERS CLUB INC)
The Board of Directors met on January 16th and made the decision that we will again not be having a St. Patrick’s Day get together. They also decided we will postpone our Annual Meeting until September (Date to be set at a later time). At the present time, we will operate for the 2021 season as we did for the 2020 season. This policy will be reviewed and adjusted as warranted. Weather permitting we plan to open the South Baden Pool on May 15th. All pools should be open by the Friday of Memorial Day Weekend.
TRASH AND YOUR RESPONSIBILITY
Along with dealing with the Corona Virus, Chalet Village was inundated with bear activity in 2020. The bears are constantly looking for alternate food sources other than their normal diet. The easiest targets for them are trash bins that are not secured or weak. Since so many of our homeowners are absentee “landlords”, it is very difficult to make sure garbage lids that are torn off and garbage strewn everywhere by the bears is cleaned up in a timely manner. The day when we could call a rental company and ask them to check on a specific property is getting slimmer every year. You, the homeowner, should ask yourself several questions when getting a bear proof garbage container. How many guests does my property accommodate? How often is it picked up? If it is only picked up between rentals, do I have enough capacity? Who picks up the garbage? If your property is located on the county side of Chalet Village (specifically in Chalet Village North) there is no pickup unless you contract with an independent contractor or your rental company picks it up. You can contact us if you need a reference for an independent contractor to pick up your garbage or someone to repair your current bear resistant container. It is not the Homeowner’s Association responsibility to pick up garbage nor is it our responsibility to make sure the garbage cans are secure. We don’t mind giving a courtesy call if we notice a garbage can rack has been “attacked”, but if we do not have your contact information (especially if you handle your own rentals) that is impossible. You can email us at cvowners@aol.com with your current mailing address, email address, and best contact phone number. During the Winter months is a great time to pick up the garbage that is strewn in the woods around your property.
REBUILDING AND BUILDING IN CHALET VILLAGE
There continues to be a great deal of building in Chalet Village, especially on the North side where so much damage resulted from our November 2016 fires. If you are contemplating building in Chalet Village, whether it be Alpendorf, Tyrolea, Bavarian Ridge, Ski Road Properties, North Chalet Village or any of the other smaller subdivisions that make up Chalet Village, it is the property owner’s responsibility to turn in plans BEFORE you start to build. In association with the Covenants and Restrictions for Chalet Village, the Homeowner’s Association requires a copy of your building permit, septic permit, building plans, and contractor information. The information will be reviewed by the Homeowner’s Association for compliance to our Covenants and Restrictions. You can email this information to us at cvowners@aol.com or mail it to us at 1319 S. Baden Drive, Gatlinburg, TN 37738. If you are building try to be considerate of your neighbors and our mountain. If you have construction debris, make sure it is contained and not allowed to blow onto adjoining properties. Make sure to ask before you use your neighbor’s property for worker parking. All of this is just to say be a good neighbor, treat others the way you would like to be treated. Be proud of our beautiful area and do your part to keep it up.
TREE AND BRUSH REMOVAL/CLEANUP
If you own property anywhere in Chalet Village and need to have downed trees cleaned up or brush gotten rid of, you can contact the owners’ club office and we will be happy to give you several contractors who can handle that sort of task. If you have used someone that you were very pleased with let the Owner’s Club know.
OWNER’S CLUB PASSES
Soon after we receive your 2021 usage fees, owners passes and guest passes will be mailed to you if you self-manage your property. If your property is managed by a professional management company, your guest passes will be given to the management company and your owner’s pass will be mailed to you.
